Primaris is one of Canada’s largest diversified real estate investment trusts with an enterprise value of over $3.2 billion. Primaris owns and manages a national portfolio of 35 dominant enclosed shopping centre properties across Canada. Primaris regional shopping centres are strategically located in major urban markets and major secondary cities.

Primaris, initially known as Borealis Retail REIT, was formed in 2003 as a publicly traded company by a major Canadian pension fund which managed the portfolio until 2010 after which time Primaris internalized management. In 2013, H&R REIT acquired the Primaris operating platform and 25 of the properties owned and managed by Primaris. Effective January 1st, 2022, Primaris became independent of H&R REIT and internalized management.

As one of the largest owner-operators of enclosed shopping malls and retail properties across Canada, Primaris has an established reputation as a true retail partner. At Primaris, values matter. Alex Avery
Chief Executive Officer
Appointed to H&R REIT board of trustees in 2017, EVP, Asset Management & Strategic Initiatives in 2020 Previously MD & Head of North American Research at CIBC Capital Markets.
Rags Davloor
Chief Financial Officer
Appointed in December 2021, Mr. Davloor brings extensive experience to the role, including previous CFO roles with Canadian REITs and real estate companies, as well as having worked as a strategic advisor, as President & Chief Operating Officer of a large Canadian retail REIT.
Patrick Sullivan
Chief Operating Officer
Prior to his appointment as Chief Operating Officer, Patrick held the title of Senior Vice President, Portfolio Management at Primaris Retail Real Estate Investment Trust. Patrick entered the real estate business in 1993 and has held increasingly senior positions at a number of real estate companies during his career including Oxford Properties, Bentall Real Estate Services and Laing Property Corporation with a specific focus on regional enclosed shopping centres. Patrick holds a Bachelor of Commerce degree from the University of British Columbia.
Brenda Huggins
Senior Vice President, Human Resources
Brenda has over twenty years of experience in human resources. She was formerly Director, Human Resources at Primaris REIT and prior to that Director, Human Resources for Home Depot Canada. She has also held Human Resources positions in various industries including banking, manufacturing, and health care. Brenda earned her CHRM from Fanshawe College and is a graduate of Wilfrid Laurier University.
Mordecai Bobrowsky
Senior Vice President, Legal
Mordy is responsible for all legal affairs of Primaris, including issues related to leasing, acquisitions, operations and development. Prior to joining Primaris, Mordy held similar positions at a TSX-listed real estate company and another of Canada’s leading REITs. Mordy started his career at a recognized Bay street law firm, specializing in commercial leasing. He graduated from the joint LLB/MBA program at Osgoode Hall Law School and Schulich School of Business.
Graham Procter
Senior Vice President, Asset Management
Graham has responsibility for Primaris’ Asset Management platform, which includes Operations, Property Accounting and Lease Administration. Prior to joining Primaris, Graham was the Vice President of Operations at Brookfield Property Partners, and in his 18-year career, he has held senior level positions in various companies in disciplines such as Operations, Finance and Asset Management. Graham is a graduate of Lakehead University where he earned a Bachelor of Business Administration degree and he has also earned the RPA and CGA/CPA designations.
Leigh Murray
Vice President, Leasing East
Leigh is our Vice President responsible for overseeing and leading all leasing activity for Primaris' Eastern Canadian portfolio. Leigh has over seventeen years in commercial real estate, and prior to joining Primaris was with Oxford Properties, Northwest Atlantic Brokerage and Boston Pizza International in its real estate department. She is an active member of Toronto CREW and is part of its Mentoring program. Leigh has a Bachelor of Arts degree from the University of Windsor and is a Broker of Record for ORG Leasing Inc.
Michael Seid
Vice President, Finance
Michael has responsibility for consolidated financial reporting, treasury, ERP Systems and payroll. He has held various progressive positions at Primaris since joining the company in 2005. Michael obtained his Chartered Accountant designation in 1998 and is an MBA graduate of the University of Toronto.
Laurel Adamson
Vice President, Leasing West
Laurel is our Vice President responsible for overseeing and leading all leasing activity for Primaris' Western Canadian portfolio. Laurel has over twenty-five years of experience in commercial real estate, and prior to joining Primaris she held increasingly senior level positions with various real estate companies including Oxford Properties, Ivanhoe Cambridge and Cadillac Fairview. Laurel has a Master of Business Administration and is a licensed broker in Alberta and British Columbia. Laurel is a strong believer in contributing to her community and she sits on the Board of Directors of the Calgary Silver Linings Foundation.
Joseph Martino
Vice President, Information Technology
Joseph has responsibility for Primaris’ overall Information Technology strategy including Data Services, ERP and IT Infrastructure. Joseph has over fifteen years of experience in Information Technology, Digital Transformation and Technology Operations. He was formerly consulting on ERP and major Digital Transformation projects and prior to that, Global VP of Information Technology at a global market leading organization in connected vehicle and sensor technology. Joseph earned a bachelor’s degree in Information Technology Management from Ryerson University and has attended Advanced Management programs at Rotman School of Management.

Policies and Industry Standards

Mandatory and consistent construction guidelines have been established for tenants and for base building and mall common areas.

Sustainable procurement guidelines have been included in our Environmental Purchasing Policy.

Plans are being developed to have all properties be certified BOMA BEST. The Building Owner and Manager Association (BOMA) is an organization that represents the Canadian commercial real estate industry on matters of national concern and promotes excellence in the industry. BOMA BEST is a national program that provides common standards, educational and on-line assessment tools, independent data audits and a four-level performance certification program.

Sustainable procurement

Properties and head/regional offices use environmentally-friendly products, cleaning services and best management practices. Indoor air quality is significantly improved through the use of low volatile organic compound paints, floor finishes, adhesives and furnishings.

Conservation

Water conservation efforts include use of dual flush toilets, rainwater harvesting, controlled faucet flow and "smart" irrigation systems. Pilot projects are underway to test waterless urinals.

Energy is conserved at all of our properties through the:

  • management of electrical consumption by use of:
    • occupancy sensors,
    • energy efficient lamps and
    • reduction in lighting loads and daylight photo sensors
  • replacement of heating and cooling systems with energy efficient models,
  • use of roofing materials which reduce the impact of load on cooling systems, and
  • pilot programs, for example, the solar thermal hot water systems designed to preheat water for food
  • courts and use of recycled cooking oil from food courts to power company vehicles.

Recycling Programs

Recycling programs address construction waste, computers and other electronic equipment, foodcourt recyclables and tenant waste. Our food courts are experimenting with recycling of "foodware" such as plastic cutlery and expanded polystyrene foam products such as coffee cups. Some properties are now successfully composting organic waste from food courts.
